BBQ
The Barbecue area by the Games Room can be used on a first-come, first-served basis and can be reserved by calling 07901 332750 or seeing Simon or Julia. Call this number or visit the office to get the tools. Please clean it after use so the next person can enjoy it too. You are also welcome to buy a disposable BBQ and base yourself on the terrace at the front of the house to enjoy your meal.
Bins and Recycling
There are general waste bins and recycling bins provided in your apartment. The following can be recycled: glass bottles, all plastic, cans, tetra packs, cardboard, and paper. The bin and recycle store is located on the west side of the house in the car park. Please separate the recycling into the individually labelled bins and put the black general waste bags into the black bins. We have left a spare black bin liner under your sink but should you need another you can find some more in the "USEFUL THINGS CUPBOARD".
Campfire
There is a campfire area in the woods on the east side of the house. If you would like to have a fire please read through the information attached to one of the trees and make sure that you supervise children at all times. There is a small tin of matches in the 'Useful Things Cupboard' and you may find paper in the recycling area. There are plenty of twigs and small logs on the wood floor (just make sure it is dry!)
We ask that you vacate the campfire area by 9pm and only use enough wood to burn for the time you want to spend there and ensure the fire is extinguished with the water provided.
Car Parking
There is parking for one car at each of the apartments Grace, Affinity, Bliss and the Chapel at the main entrance to the manor. There is also an additional parking space reserved for Grace, Affinity and Bliss opposite the Games room. Please leave the electric charging points free if you are not using them.
Please park all other vehicles in the lower car park next to the tennis court and woods. We ask that you avoid parking in front of the wooden huts as these are reserved spaces for the treehouses.
We also have electric car charging points by the tennis court and the main East side entrance. Please only park here whilst you charge your cars.
Please also take care whilst entering and leaving Pickwell Manor as there may be children playing in the grounds.
Codes and Passwords
The electric gate code is: 1905 ENTER (bottom left-hand button). All of the wifi connections accessible by guests are open and do not require a password.
Compost
We are very keen to keep as much as possible out of landfill and so we have left you a white compost caddy and biodegradable liner. Please use this for any raw vegetable or fruit scraps. The compost area is next to the rabbits and chickens and you can just pop your bag into it once full or on departure. (Please read the ANIMALS tab for food that can be passed their way).
The compost is topped up by us with grass, paper and straw and turned into compost for the plants within the Pickwell grounds. For guests staying a week, we have left a spare compost liner under your sink, if you require more you can get them from the 'USEFUL THINGS CUPBOARD'.
It would be really helpful if you can rinse your compost caddy at the end of your stay and leave it to dry by the sink.
Departure
On your day of departure, we ask that you vacate your apartment by 9.00 am due to current Covid restrictions so that the cleaners can make a prompt start. On a weekend or shorter break, times of departure can vary; so do check your letter as regards your specific instruction.
We would be grateful if you could leave the apartment tidy and hang up any damp towels. Please also place any remaining recycling, compost or rubbish into the appropriate bins by the car park and wash up cutlery/crockery you may have used.
Would you also please leave your apartment unlocked and return the key to your key box at the entrance. Thank you.
Dogs
We only allow dogs as arranged at the time of your booking and this only applies to Amity and Grace apartments and The Den and Hideaway treehouses. We allow one dog in each of these apartments and request that you keep your dog on a lead at all times in the grounds and always clean up after your dog, (we provide biodegradable bags for this) and keep your dogs off the beds and furniture, please. Also, please do not leave your dog unattended in the apartments.
Electric Bike Hire
Hire one of our ELECTRIC bikes to explore and visit our nearby beaches and villages hassle free. Our E-BIKES make ease of hills and distance. Just pedal as normal and the bike does all the hard work for you.

We have easy to use maps of all the bridal paths and tracks around and about... so on your bike!
Games room and surf/bike store
Situated on the drive on the right hand side (if you were leaving the property) in the grey 'shack' - the Games Room has table tennis, table football, a reading area, a Duplo and colouring area and a large selection of toys.
Gardens
There are 6 acres of grounds here at Pickwell Manor, made up of an Italian garden, lawned areas, woodland, a bog garden/pirate island complete with a decked area, a tennis court and many secret paths. We have included a map of the grounds, which denotes guest and private areas.
The Terrace out the front of the main house is a beautiful sun trap for most of the day, and we have provided some sun umbrellas should you need some shade. Please be careful in wet weather as the terrace and steps into the woods get very slippy.
Irons
There is an iron and ironing board in each apartment cupboard. (Liberty's is in the cupboard on the landing just outside the apartment door).
Heating
There is a control panel for central heating in each apartment. We set the timers in advance but if you would like extra heating please just put the temperature up and it will go back to its next timed programme automatically. If you experience any problems with the heating, please let us know.
Laundry
Situated in the grey shack in the drive, right next to the games room and behind the surf and cycle store. There are two washing machines and a tumble drier. We just ask that you try to use the drier less on dry days (conscious of the environment!). If you do use the tumble dryer please leave the laundry door open to avoid condensation and upsetting the fire alarm! There are three washing lines outside available for your use and pegs inside the laundry room. There is a shower on the outside of the laundry in which to rinse your wetsuits before hanging on the wetsuit line (please do not hang on the washing lines is they break the string).
Tennis Court
We don't take bookings for the court but do ask that at busy times, or when someone is waiting to play, that you restrict yourselves to an hours play. We have rackets and balls for your use in the box situated on the court. If a ball gets knocked off the court it would be helpful if you can have a quick hunt and put any you find back into the cupboard. The rackets and balls do get well used so if you are a bit of a seasoned player you may wish to bring or use your own.
Towels
Towels are provided for you in your apartments but please don't take them to the beach!
Smoking
There is a designated smoking area on the far east and far west side of the terrace, with ashtrays/bins provided. Please do not smoke anywhere else around the inside or outside of the building. Thank you.
Surf/bike store
The surf and bike store provides space to keep your surfboards, hang your wetsuits and store your bikes on the wall-mounted hooks (at your own risk). There is also a container with some buckets and spades, bodyboards and a few children's wetsuits hanging up, plus wooden bodyboards which are for you to borrow. Pickwell items should be labelled somewhere, please check it definitely belongs to Pickwell before you take it!
It would be wonderful if you could help us keep these shared areas tidy and put back any items borrowed or used ready for the next guests to use.
Treehouses
We are immensely proud to announce that 2018 saw the building and opening of 2 luxury treehouses within our grounds and our third, family treehouse that sleeps four, opened in the summer of 2019.
Nestled within the trees of the East and West woods they bring a new adventure and experience for guests to Pickwell.

Useful things cupboard
There is a useful things cupboard situated in the West Wing Entrance and also a Useful Things Desk situated between Bliss and Affinity upstairs in the Main Entrance Hallway.
In both you can get extra bin bags, compost bags and purchase: Toilet rolls, Maps, Washing tablet, Dishwasher tablets. You will also find a first aid kit, games, puzzles, matches, baby items and DVDs.
In the West Wing cupboard, you will also find a baking box with an electric mixer and BBQ tools. Please make sure you return anything that you borrow.
Water
Hot water in many of the apartments is on the main system for the house and is fed by a giant biomass boiler. If you experience any problems with it, we suggest waiting for 15 minutes then trying again. If problems persist, do come and let us know. Divine, Constance, Amity and The Chapel are on their own heating and hot water systems, which are individually operated in each apartment.
Wellies
In the West Wing Entrance, you will find a cupboard labelled 'Wellies'. We have stocked a range of sizes for you to borrow should you need them - please just check that they are labelled 'Pickwell' before you borrow them.
